Measured Building Surveys and BIM

iO Geomatics uses the latest Laser Scanning technology to accurately capture buildings, infrastructure and plant facilities in full 3D. The data is then used to produce 3D models in formats such as AutoCAD or Revit. Laser scanning automatically records millions of survey points at a very close interval. Capturing this quantity of data points so close together essentially builds a virtual model of the area in a very quick time. A typical 360 degrees scan takes 2-5 minutes to complete and is significantly faster than conventional survey methods especially in feature rich environments. Datasets can have a point accuracy ranging from +/-1mm to +/- 6mm depending on the scanner used and project requirements. Surfaces can be modelled to a precision of +/- 1-2 mm.

After initial processing of the laser scan data captured on site a point cloud is produced. The point cloud and then be used to produced final deliverables. The production process consists of a skilled processing operator extracting 3D line work and 3D planes using manual and automated processes. The extracted 3D data is then used to provide a 3D model or build a BIM model in Revit or similar.

What advantages does Laser Scanning Technology provide?

  • Quick, accurate and complete 3D method of capture.

  • Cost effective survey method.

  • Full colour record of area at the time of capture.

  • Suited for complex feature rich environments.

  • Laser scanning allows remote capture of detail from a safe location.

  • Full 3D capture of data at the time of survey means that no site visits are required for additional features. These can be extracted at the office using the point cloud.

  • Viewable version of point cloud combined with photography can be provided to the client for use on the project. Viewing software provided free of charge.

  • Unobtrusive 3D method of capture suitable for busy areas such as construction sites and plant areas.

  • Ideal for multi-use deliverables. The same dataset can be used to produce conventional 2D/3D CAD plans and 3D Modelling/BIM of the project area.

Capability

IO Geomatics has invested in the latest laser scanning technology and software. Our company uses a Trimble TX8, Trimble X7 scanner and Trimble SX10 Total Station/ Laser scanner depending on project requirements. We use a Trimble Realworks to process data and extract 3D features. The final product can then be exported into AutoCAD or Revit for checking and delivery to the client.

Services

As-built surveys:

3D as-built surveys of roads, plant and buildings for record purposes and design checks.

Topographic Surveys:

Laser scan point clouds can also be used to produce conventional 2D and 3D mapping in AutoCAD format.

Measured Building Surveys:

Laser scanning provides an ideal data set that can be used throughout the life cycle of a project. Initially a conventional 2D/3D set of drawings can be produced for preliminary design and planning. As the project progresses the same dataset can then be used to produce a BIM model for design and construction.

Volume Surveys:

Laser scanning provides a safe and quick method to remotely survey large stock piles.

Conservation/Heritage surveys:

3D Laser scanning combined with high resolution photography provides the capability to produce detailed plans, elevations and sections for conservation projects. The method is ideal for stone by stone capture or surveys of individual items at 1:1 scale. Full capture at the time of survey means that no site visits are required when additional features or edits are required.

Surface Surveys:

Surveys of surfaces such as roads or walls to check for deformation or bulging. The accuracy and amount of data points captured means that deformation can be shown using an isopachyte model. This method can be used to check deformation over time or as a design check.

Mast Surveys:

Remote and safe surveys (from ground level) of Telecommunication signs, Overhead Gantries and Pylons to produce accurate as-built drawings or models.

MEP Survey:

Survey of complex environments such as manufacturing environments or plant rooms in building. Provides an ideal method to efficiently survey and model pipes, valves and overhead cable trays etc. Datasets can be used for design and clash detection before, during and after construction process.

Delivery formats

  • 2D and/or 3D AutoCAD drawings
